Residential property is more than bedroom count
A home should be judged by how it supports the buyer's actual routine. Commute, daily services, road comfort, parking, sunlight, ventilation, storage, maintenance, security, water, power backup, and the condition of the surrounding area can matter as much as the number of bedrooms or the headline area.
The right comparison also depends on the buyer's purpose. A family buying for self-use may prioritise immediate convenience and usable layout. A buyer comparing rental or resale may need to understand likely tenant or buyer demand, holding costs, building condition, and exit flexibility without assuming a guaranteed return.
